Feasibility + design

We start with the lot: soils report, survey, utility availability, and what zoning allows. Then architecture and the design that fits the site and the budget.

Engineering + permit

Structural and civil engineering, Title 24, and construction documents. Plan check with the jurisdiction — new-construction permitting is the long pole, so we run it in parallel with bidding.

Build

Site work, foundation, framing, MEP, envelope, and finishes. A typical custom home is 10–14 months on site once permits clear.

How long does it take to build a custom home?+

Feasibility and design: 3–6 months. Engineering and plan check: 3–6 months. Construction: 10–14 months. Total from first meeting to move-in: roughly 18–26 months, depending on the lot and the jurisdiction.

What does new home construction cost in San Diego?+

Custom ground-up homes generally run $400–$700 per square foot turnkey, depending on finish level, site conditions (slope, soil, retaining), and how far utilities have to be brought in. Difficult lots push the number up. We scope a real range after lot due diligence.

Do you build on a difficult or sloped lot?+

Yes. Sloped and constrained lots need civil engineering, grading, and often retaining or caisson foundations. We assess that in feasibility so the budget reflects the real site, not a flat-lot assumption.

Can you take down an existing house and rebuild?+

Yes. We handle the teardown, demolition permits, and utility disconnects, then build the new home on the cleared lot. A scrape-and-rebuild is a common path on established lots.

San Diego County, Orange County, and Los Angeles County. Permitting timelines vary by jurisdiction, and we factor the local plan-check pace into the schedule from day one.
