Often no. California exempts ADUs from on-site parking requirements if the lot is within half a mile of public transit, in a historic district, or part of an existing structure conversion. We check this in feasibility.
Depends on the city. San Diego currently restricts short-term rentals on ADUs in most zones. Long-term rental (30+ days) is allowed everywhere ADUs are. We'll flag the local rule during feasibility.
