Feasibility

We pull lot data, check zoning and HOA, and confirm what your lot allows under state and local ADU code. One-page memo with a preliminary unit size and budget range.

Design + permit

Schematic through CDs, structural engineering, Title 24 energy, and plan check. California's mandated 60-day ADU review keeps this predictable.

Build

Foundation, framing, MEP, finish. Typical detached ADU is 6–10 months on site. Two-year warranty plus ten-year follow-up check-in.

How big can an ADU be in California?+

Detached ADUs: up to 1,200 sf statewide. JADUs (junior ADUs, within the existing home footprint): up to 500 sf with a separate entrance and an efficiency kitchen. Local cities can allow more. San Diego allows two ADUs on most single-family lots.

How long does it take to build an ADU?+

Feasibility and design: 2–4 months. Permit: 60 days statewide max for ADU plan check. Construction: 6–10 months for a detached ADU on a typical lot. Total from kickoff: roughly 11–17 months.

What does an ADU cost in San Diego?+

Detached new-construction ADUs land between $350,000 and $650,000 turnkey, depending on size, finish level, lot conditions (slope, soil, utility distance), and whether you're hooking into existing utilities or pulling new service. JADU conversions are dramatically less.

Do I need a parking space for an ADU?+

Often no. California exempts ADUs from on-site parking requirements if the lot is within half a mile of public transit, in a historic district, or part of an existing structure conversion. We check this in feasibility.

Can I rent the ADU on Airbnb?+

Depends on the city. San Diego currently restricts short-term rentals on ADUs in most zones. Long-term rental (30+ days) is allowed everywhere ADUs are. We'll flag the local rule during feasibility.

Where in California do you build ADUs?+

San Diego County, Orange County, and Los Angeles County. Recent ADU work in Del Mar, Costa Mesa, and across San Diego.
