Each package has a published price at a 1,000-square-foot reference area. The calculator uses the same formula for every scope: reference price × (active design area ÷ 1,000)^0.75. Your total increases as the design area grows, while your effective rate per square foot decreases. Estimates are rounded to the nearest $100.
Use the area we will actively design, not necessarily the entire property. For a whole-home project, that is usually the conditioned living area. For a kitchen, addition, or partial remodel, use only the rooms and circulation included in the scope. We verify the number before proposing a fixed fee.
No. The package includes the coordinated architectural and mechanical, electrical, and plumbing drawing scope described above. Surveys, structural or civil engineering, energy calculations, specialty consultants, and government plan-check or permit fees are separate when the project or jurisdiction requires them.
It is the coordinated drawing package prepared for city submittal. Approval timing and plan-check comments remain under the jurisdiction's control. We confirm submittal administration and plan-check response scope in the proposal.
Yes. The packages are cumulative, so approved work can roll forward into the next level. Before upgrading, we confirm what can be reused and quote only the remaining scope.
Yes. The design packages stand on their own, or the same team can estimate and construct the work under a separate construction agreement. That continuity is especially useful once a permit-ready set and finish schedule are complete.
