We're expanding into commercial work and need a hands-on project manager to run projects from handoff through final inspection and closeout. The right person owns the outcome: schedule, budget, inspectors, subcontractors, logistics, communication, and the last ten percent. The role also covers residential work, but commercial is the emphasis.
What you'll do
- Own commercial projects end-to-end: schedule, budget, subcontractors, logistics, inspections, and closeout
- Coordinate with owners, architects, engineers, and city officials
- Manage permits and inspections across San Diego-area jurisdictions
- Resolve ordinary field problems within defined authority and escalate material risk early
- Keep jobs moving, protect margin, and document decisions before extra work proceeds
What you bring (required)
- 2–3+ years of strong field or project experience; commercial TI or ground-up exposure is preferred
- Evidence that you act early, communicate bad news honestly, and finish what you own
- Working knowledge of plans, sequence, subcontractor coordination, inspections, schedule, and cost consequences
- San Diego-based, valid driver's license, reliable vehicle
- Comfortable with a high-accountability role and meaningful performance pay
Compensation
- $75,000–$85,000 base salary, depending on demonstrated scope and judgment
- $30,000–$50,000 target variable compensation tied to margin stewardship, schedule, quality, communication, and closeout
- Safety, candor, documentation, and required quality are payout gates—not tradeoffs
- Necessary approved business travel reimbursed under a written policy with a defined project territory, route planning, and preapproval outside the normal area; ordinary commuting is not reimbursed
- A company vehicle or fuel card may be assigned during high-mileage project phases
