### New home construction
Ground-up custom homes from lot due diligence (soils, survey, utilities, zoning) through architecture, structural and civil engineering, Title 24, plan check, and full construction. Scrape-and-rebuild projects on established lots included. Typical duration: 18–26 months from first meeting to move-in.

### Whole-home remodels
Full-house renovations including structural changes, MEP rework, finishes, and additions. Typical scope: 2,000–4,000 sf. Typical duration: 8–14 months.

## Process

### 1. Design
Initial site visit and program brief. Drawings developed in-house: site plan, floor plans, elevations, sections, structural coordination, finish schedules, MEP layout. Permits filed with local jurisdiction (City of San Diego, County of San Diego, City of Encinitas, OC Building Services, City of Los Angeles, etc.). Plan check management handled by the team.

Project manager owns the schedule. General contracting under license A & B; electrical under C-10; plumbing under C-36. Reduced subcontractor count means fewer handoffs and a single accountable team. Weekly progress updates and digital invoicing.

### 3. Tend
Two-year workmanship warranty on construction. Ten-year follow-up check-in to inspect settling, finishes, and systems.
